What’s the First Step of Buying a Home?

The first step is getting pre-approval for a mortgage from a lender. You need to know how much you can borrow so that we can find you properties within that budget. This will also give you an idea of how much money is required for the down payment and closing costs. It also shows that you are a serious buyer.

Why is an Assessment So Different From a Listing Price?

Assessed value is not the same as market value. The assessed value is used for tax purposes. It has no impact on how much your home is worth to a potential buyer. Just because it is priced over the assessed value does not mean it is overpriced.

How Do You Determine My Property’s Worth?

We utilize money tools and contributing factors to determine a property’s value. We conduct a comparable market analysis (CMA) to do an in-depth evaluation of recently sold properties that are comparable to yours. We also look at the active and pending listings in the area and ever-changing market conditions. After careful review and research, we can give you a sale price range.

What Days/Times are Agents Available to Show a Property?

We know everyone has different schedules, and we do our best to accommodate all showings. We are available seven days a week and can start showings as early as 8:00 AM if needed. Our agents work together to get you into properties as soon as possible.

How Do I Get My Home Ready to Sell?

There are a few things you can do to get your home ready to sell. Remember, you only get one first impression. Clean up thoroughly and remove clutter. No one wants to buy a dirty house, and they may put in a lower offer because of it. Also, make needed repairs. That includes fixing broken door handles, cleaning stained carpets, and replacing missing handrails on the stairs. These little jobs should be fixed before listing and will make your home more desirable to buyers and get you more profit at closing.
